								</div><p>When you flush a toilet in America you have every expectation that whatever just went in there is going away forever, no questions asked.</p>

<p>So why would anyone want a toilet that takes your dirty business, stores it right where you put it, and hands it back to you again after a few months??</p>
</div>
<p>But that is what a composting toilet does. A composting toilet is exactly what it sounds like.  It takes your waste and stores it in a tank, where a combination of bacteria, heat, and time slowly turn it into &#8220;delicious&#8221; compost for your landscaping projects.</p>

<p>Walk through the objections with me.</p>
<p><strong>That sounds inconvenient.</strong></p>

<p>To help the waste break down you need to add small amounts of carbonlicious material: sawdust, dirt, popcorn, etc. and crank a handle to mix everything up nicely.  You have to do this weekly.  It&#8217;s not as much work as having a cat and cleaning out its litter box.</p>

<p><strong>Wouldn&#8217;t installation be a hassle?</strong></p>
<p>Nope, individual units are completely self-contained.  Put one in a closet and you&#8217;ve got a bathroom.  If you want several units that lead to a central tank, you&#8217;d have to put in some pipes, but it&#8217;s simpler than dealing with wet plumbing, sewage, and/or a septic tank.  Space considerations are minimal because waste loses most of its volume when water is removed.</p>
<p><strong>They&#8217;re probably expensive.</strong></p>

<p>The initial investment is more expensive, but you can save in the long run.  For current models they can range about $1,200 for a single unit SunMar unit to $6,000 for a large house Clevus Moltrum system. Overall you save money on water (composting toilets either use very small amounts of water or are dry flush) and plumbers&#8230;not to mention gardening stuff.</p>

<p><strong>What if you poop more than they can handle?</strong></p>

<p>Composting toilets come in many sizes.  A small stand-alone unit would be better for a vacation home, or  a couple of people.  A system with a central tank can handle constant use by multiple people.  Pick a tank capacity that meets your anticipated need. Clevus Moltrum systems handle thousands of people a day at the Bronx Zoo.</p>

<p>Most importantly&#8230;<strong>What do they smell like?</strong></p>
<p>Nothing.  They&#8217;re vented like normal toilets.</p>
<p>And finally,<strong> aren&#8217;t there sanitation codes against this kind of thing?</strong></p>
<p>Yes, unfortunately.  They vary widely depending on what state you live in.  Florida, for example, encourages the use of composting toilets while Nevada doesn&#8217;t approve them at all.  Most states have vague regulations somewhere in between.  New York building code currently stipulates that new construction must include a plumbing system, and we weren&#8217;t allowed to install them in our Harlem passive house.</p>

<p>The objection the DOB gave us when we applied to install a composting system legally was fraught with  misconceptions. Basically, they didn&#8217;t know enough, so they gave us some random excuse and rejected it outright. Hopefully as the NY DOB continues to learn about green building techniques they will become less scared of them. So for now a composting system in NYC has to be installed illegally.</p>
<p>In NY state composting toilets are permitted in remote or arid areas, but the processed compost must be either professionally hauled away or buried a safe distance from food crops and water sources.  Having to destroy the compost defeats the convenience and purpose of having a composting toilet  in the first place. This is another example of a lawmaker not understanding the system and imposing incorrect restrictions on it.</p>
<p>Who uses composting toilets, you might wonder?  These days, mostly people in remote or very dry places, where the lack of wet plumbing is beneficial.  They also show up in public spaces like roadside rest stops and national parks. And was we mentioned, the Bronx Zoo uses them. As ecological awareness continues to rise, though, they&#8217;re appearing in more urban and personal settings.</p>

<p>Composting toilets, gray water, storm water management, low flow toilets and sinks all play an important role in NY ecology. New York City has a single plumbing system, meaning when you flush the toilet and when it rains it all goes into the same pipes. The sewer system is woefully under sized for New York so a lot of the sewer is dumped into the waterways.</p>
<p>This is a real problem. Eco Brooklyn is increasingly becoming a water management expert in this area. Through the use of living walls, green roofs, dry wells in the gardens and rain garden we make sure that not one drop of rain leaves a parcel of land, thus greatly reducing the burden on the sewer system each time it rains.</p>
<p>In the building we implement gray water systems where all the water from sinks and showers are collected instead of passed to the sewer. The gray water can then be used to flush the toilets, which is currently illegal in NYC, or to water the outside plants.</p>
<p>A composting toilet greatly adds to this equation by diverting water and waste from the sewer and turning waste into a valuable food for gardens.</p>
<p>We strongly believe that these water management techniques are the key to having NY waterways that you can swim in and eat from. As NY buildings have their plumbing upgraded it costs relatively small amounts to implement these water diversion techniques. They can be done in stages as well.</p>
<p>Eco Brooklyn is always on the lookout for new and innovative ways to turn New York buildings green, but actually a composting toilet is neither new nor innovative.  Composting toilets have been around for thousands of years. Unfortunately building codes and social acceptance have yet to catch up.  We hope to one day legally offer composting toilets as an environment-friendly option for our ecologically minded clients. We offer composting toilet installation now but unfortunately it falls into the real of what we call civil disobedience.</p>
<p>Civil disobedience is non-violent refusal to follow laws that you believe do not benefit the common good. We strongly feel composting  toilets in NYC would benefit us on many levels.</p>

								</div><p>New York green contractors and homeowners are applying a modern innovation to an age-old technology.</p>
<p>The body creates two types of waste, so the logical approach is a toilet capable of two types of flush: a gentle gurgle for liquid waste and a more generous gush for solid waste, resulting in water conservation through more efficient performance.</p>
<p>Dual flush toilets originated in Australia and have gained popularity through government rebates for homeowners converting from old single flush toilets.  In America, dual flush toilets are also catching on among conservation-conscious green contractors and policy-makers.</p>
<p>The Energy Policy Act of 1992 mandates that toilets must use no more than 1.6 gallons per flush.  Dual flush toilets push this limit further by using only a half flush, less than a gallon, for liquid waste and reserving the full flush for solid wastes.</p>
<p>Dual flush toilets are also widely available for the homeowner: leading brands like Kohler and American standard offer many models, and while dual flush toilets tend to be more expensive and complex than their single flush cousins, Amazon now sells retrofitting kits that allow homeowners to convert their own toilets for as little as $22.95.</p>
<p>As a practical downside dual flush toilets generally need more frequent cleaning, but homeowners can also refer to a toilet&#8217;s Maximum Performance (MaP) score to purchase a toilet that meets their needs.  Scores range from 250-1000: the higher the number, the more powerful the flush.  A high efficiency toilet, which can use as little as 1 gallon per flush, is required by the EPA to operate at a minimum MaP score of 350, sufficient for daily household use.</p>
<p>Let&#8217;s calculate each toilet&#8217;s daily water consumption, assuming the average person defecates once and urinates six times during the course of the day.</p>
<p>Single flush: 7 flushes x 1.6 gal/flush = 11.2 gal</p>
<p>Dual flush: (1 flush x 1.6 gal/flush) + (6 flushes x 0.8 gal/flush) = 6.4 gal</p>
<p>High efficiency: 7 flushes x 1 gal/flush = 7 gal</p>
<p>The dual flush toilet still wins out in overall efficiency (0.91 gal/flush), but only when used properly.   High efficiency toilets are another great option that simplify the process and can potentially be cheaper to purchase.  Either way, as green-conscious builders and homeowners in America struggle to catch up to Australian and European counterparts, expect to see many more of these innovative toilets replacing standard ones in both public buildings and private homes.</p>

								</div><p>Here is my take on green building in Brooklyn over the next 5-10 years. It is actually a lot wider than Brooklyn, but that is my focus.</p>
<p><strong>Rising fuel costs</strong> will drive people back into the city, this means there will be an influx of people into Brooklyn. This will keep housing prices more elevated than other non inner city areas.</p>
<p>Rising fuel costs will also continue the growing trend of being focused on <strong>energy efficiency</strong>. Couple this with improved technology and everything from boilers to weather sealing will become a high tech and integral part of building. Gone are the days of building like energy waste didn&#8217;t matter &#8211; that R22 exterior wall everyone thought was normal will be doubled.</p>
<p>A greater <strong>awareness of regional building</strong> will develop. Eco Brooklyn&#8217;s fanatic focus on only NY buildings will continue to be a trend. Cookie cutter designs and building styles will increasingly be replaced by micro regional building techniques.</p>
<p>This will effect everything from windows to types of flooring. If it isn&#8217;t local it will have a huge disadvantage. Building supply companies will also move towards this trend. You will either have local building supply companies that provide materials suitable for that area and increasingly produced in that area. </p>
<p>Or you will have large national companies that take regional requirements into mind. The Home Depot in California will stock very different materials than one in Brooklyn.</p>
<p>Likewise the large builders will reduce their making of cookie cutter houses that they plop down anywhere from Texas to New England. This is because there will be less demand for houses not designed for the local climate (thus requiring higher energy bills) and culture. </p>
<p>There will be an opening for smaller localized developers who specialize in building specifically for their micro climate and culture. They will be able to move faster than the national companies and remain in touch with local trends. They will be able to quickly change their plans depending on what local materials become available.</p>
<p><strong>We will become more aware of our energy supply and waste. </strong>As our energy production increasingly becomes local with solar and wind power we will become more aware of how we consume of that energy. Likewise as the disposal of our waste increasingly becomes local we will become more aware of what waste we create. </p>
<p>This is part of an awakening that we actually influence our environment. Most babies learn this at around two years old but by the time they grow up they have forgotten it again. Most people have no idea where their energy comes from or where their waste goes to. This will become less common as we realize the connection between ecosystems and the fact that we actually even belong to one.</p>
<p>The current surge in <strong>salvage and recycling communities will continue to grow</strong>. Web lists who exchange materials and local stores that act as intermediaries for used material will do well as people recognize the importance of reusing materials and saving them from the landfill.</p>

People will realize the value of a smaller house for many reasons &#8211; impact on land, less materials used, less energy consumed, more natural land made available.</p>
<p>This is one of the great things about Brooklyn &#8211; we have one of the smallest house size per capita in the US. We are &#8220;limited&#8221; by the existing stock, which overwhelmingly is a 20 foot wide brownstone. This is a good thing and as most of us who are lucky enough to afford a duplex or triplex it is more than enough.</p>
<p>Houses will get smaller and <strong>natural habitats will get bigger</strong>. People will &#8220;redevelop&#8221; natural habitats with local flora and fauna. The park will look more like a wild life sanctuary as people recognize the importance of variety and local ecosystems. More wildlife will reside in the city, from animals to birds.</p>
<p>Here is proof that is happening already:<br />

<p>In Brooklyn we will turn the roofs &#8211; currently a barren wasteland of tar and old TV antennas &#8211; into green sanctuaries. We will remove the &#8220;Italian Back Yard&#8221; of poured concrete and replace it with greens. </p>
<p><strong>There will be a trend towards sharing back yards</strong>. They will see the ecological and cultural benefit of a large back yard shared with neighbors vs. their personal small back yard. This one is one of the only things I mention in this post that I have not seen yet. </p>
<p>The other day on the phone with my neighbor I suggested sharing back yards with my neighbor. There as a deathly silence and they completely changed the subject. The idea was so foreign to them that they had no idea how to address it so they just acted as if I hadn&#8217;t mentioned it.</p>
<p>But I do see it as a possibility over the next 5-10 years. The back yards will be used for farming and larger recreational purposes &#8211; sports for example.</p>
<p>Along this line will be <strong>more cluster housing</strong> where houses are put close together instead of on their own little plots. This allows for larger communal natural areas and a sharing of housing resources (solar power, food from shared gardens, group composting, shared transportation, and group home improvements). </p>
<p>This won&#8217;t happen so much in Brooklyn where the stock is still of high quality. But it will happen where the stock is really run down and needs to be replaced.</p>
<p>The house as an isolated entity in a long row of isolated houses will become foolish. More popular will be a group of houses as a single entity, more along the lines of old European villages.</p>
<p><strong>People will keep their houses longer</strong>. The house will no longer be an object to flip. People will start to see the house more as a home and less as an investment to buy and flip every couple years. This is a recognition that the house is in a community and that the inhabitants are part of that community. To flip the house and move on would be to leave the community they are connected to.</p>
<p>Because the house becomes more of a long term dwelling it means long term choices are increasingly made. Flipping the house is a very different mind set than planning on being in the house for a long time. The investment in the house and surroundings is made more intelligently and with better quality.</p>

<p><strong>Gone are the days of &#8220;irrational exuberance&#8221;.</strong> The current sobering economy is here to stay. Even if people become financially comfortable again the current financially sober attitude will remain. People will be smarter and more prudent with their money, not only because it is smart but because it is more ecological.</p>
<p>People will become increasingly aware of the energetic impacts of their decisions on the environment and society. This won&#8217;t be isolated to what kind of insulation they buy for their house. It will apply to anything they consume, from food to entertainment.</p>
<p>Money is one of the main forms of energy and they will treat it with equal awareness. <strong>They will use their energy (in the form of money) to influence the environment</strong>. </p>

<p><strong>This view into the future is not Utopian. It is survivalist.</strong> So much damage has been done that it will take a long time before we dig ourselves out of the increasingly deepening hole. In fact we have been charging into the hole for so long and with such destructive force that we are going to need tremendous commitment and energy to turn it around and undo the damage. </p>
<p>Simply reducing the waste and ecological destruction will not help turn the tide. It might slow the tide but the direction will stay the same. In terms of turning the tide it does not matter how much paper and plastic we recycle. That is not the solution. </p>
<p>Stopping the consumption of the paper and plastic in the first place is the solution. Producing paper and plastic that decomposes naturally is the solution. Producing paper and plastic that can be used over and over again is a solution. </p>
<p>But doing less of a wasteful activity is like an alcoholic saying they will drink less.</p>
<p>Less of a bad thing does not make it a good thing.</p>
<p><strong>We have to Build It Forward:</strong> We have to focus on increasing ecological health and not simply decreasing ecological destruction. This is a proactive growth oriented process that demands we change many of the core beliefs and habits that literally have a strangle hold on us now.</p>
<p>A lot of the many positive elements I see developing over the next 5-10 years will be a result of pure desperation as we continue to tumble down a hole of financial and ecological destruction. </p>
<p>In Brooklyn there will continue be a surge of green renovations, green roofs, gray water systems, solar power for electricity and hot water, salvaging of materials, recycling, bio-diesel cars, bicycles and a general awareness that we need to drastically change our city in order for us to not become like many of the other places in the world.</p>
<p>These other places will be plagued by pollution, war, famine and the general apocalyptic environment that is brought on by wanton rape of the people and environment over a long period of time.</p>
<p>The next 5-10 years will be a good time for Brooklyn because we have all the elements of an ecological changing of the tides. We will be one of the pockets of hope in a world that is reaching a climax of destruction or survival. </p>
<p>If we do it right we will have an abundance and be able to take our strengths and knowledge to these other places, but that will be more of a long term process over the next 20 years and beyond. For now we will be focused on filling our pantries with honey from our roofs and vegetables from our communal gardens.</p>
<p>We will be busy saving ourselves and we will do it well. It is an exciting time to be in Brooklyn.</p>

<p>Word on the street is that the Gowanus Canal is going to be designated a Superfund site. The canal is two blocks from the Brooklyn green show house so it is dear to our heart and very clearly part of our ecosystem.</p>
<p>The Gowanus is definitely a good candidate for a superfund designation. It is a common belief among the locals that those living near the canal, between Bond and Hoyt, get cancer more often than other areas in Carroll Gardens.</p>
<p>There have not been any studies that I know of but that is what the Italian old timers say. And for them to say the canal is toxic really means it is toxic. These are lifelong Carroll Gardens residents who grew up when it was fine to start smoking at twelve.</p>
<p>So what does a superfund designation mean? For one it means that the government will finally formally recognize what any moron can see: that the canal is toxic and needs some serious clean up measures. It also means there are different rules for construction and use of the site until it is cleaned up.</p>
<p>This effects me because it might mean that we can&#8217;t have the Gowanus Dredgers Canoe Club use the canal, which is also just down the street from the green show house. You can&#8217;t have people paddling around in a toxic superfund site.</p>
<p>We have spent many an hour gliding along the canal, basking in the sun and watching the city from the very interesting perspective of the canal. It is a beautiful place. The water winds around old relics of industrial industry. There are hidden inlets and unseen tunnels.</p>
<p>You are six feet below the city in your own forgotten world. You can imagine that the city has been abandoned and you are a future explorer discovering a lost civilization. It is a very calming experience to paddle the canal.</p>
<p>During the summer when it has gone a couple days without raining and the water has had a chance to run out to sea a few times the canal is very pleasant. It doesn&#8217;t smell and almost looks clean. You see the mussels planted by local ecology groups to help filter the water. The occasional minnow furtively kisses your canoe.</p>

<p>Of course if you take a ride in the canal after a heavy rain the place smells like crap and you have all sorts of disgusting bathroom refuse like floating tampons and condoms. This is because the sewer system overflows into the canal when it gets overloaded, for example during rainstorms.</p>
<p>This is why we are going to such care to decrease the rain water runoff and general water use at the green show house up the street: gray water system, rainwater capture, low flow fixtures, efficinet washing machine, green roof and the myriad of other intelligent water management practices a green contractor should consider in Brooklyn brownstones.</p>
<p>All of this lessens the impact on the sewers. We see the direct effect of bad water management in the canal and we want to reduce it. Most people flush their toilet and are done with it. A green builder understands that there is a connection to everything. In Brooklyn a green builder understands that we have an issue with overflowing sewer systems.</p>
<p>Hopefully the green show house will become a leading example for neighbours to follow and it will help in the cleaning process of the Gowanus canal. We&#8217;re not talking a lot of money to do these changes to a green brownstone. If anything you make the money back in time through lower water bills.</p>
<p>If the canal is designated a superfund site it will probably finally get funding. This will clean it up and make it a recreation resource for the community. Not just dire hard Gowanus Dredgers Canoe members will be able to enjoy it.</p>
<p>This will better the community and the houses around it.</p>
<p>The irony is that the largest critic of the superfund site is a builder. The anithesies of green builders, Toll Brothers, is vehemently opposing the superfund designation. They have bought large tracts along the Gowanus canal and want to build shitty &#8220;luxury condos&#8221; which they&#8217;ll probably claim has &#8220;water views&#8221;.</p>
<p>They couldn&#8217;t care less about the toxicity of the canal. Let it rot for all they care. It does not effect their short term gains. In fact it effects their short term gains negatively. If the Gowanus is a superfund site then it has to go through all sorts of testing and clean up.</p>
<p>This could seriously hinder Toll Brothers&#8217; plans to build. And they might even have to aknowledge that they plan on covering up toxic land and building over it. They might even be held responsible for cleaning up the land they bought.</p>
<p>The superfund designation means the Toll Brothers can&#8217;t sweep the dirt under the rug and build like normal. They want to build fast and cheap, sell high and get the hell out of there. Making a commitment to clean up the community and plan long term for its health is not part of their business model.</p>
<p>Toll Brothers are the Walmart of the building industry. Brooklyn Green Builders and Contractors are the mom and pop stores. The good news is that Walmart isn&#8217;t welcomed by Brooklyn residents and mom and pop stores are doing just fine here.</p>
<p>Green contractors and builders have a welcome community in Brooklyn and that is only going to increase.</p>

<p>Water pressure in Brooklyn is pretty good. The idea is to pick a pipe size that will give you good pressure even if a couple faucets are turned on at once. The required pressure by code in Brooklyn is 8psi. So if you have a line that feeds three faucets you want it to be able to give 24psi (3&#215;8). That way when all three are on you won&#8217;t feel a big loss of pressure.</p>
<p>But you don&#8217;t want to put too large pipes in since that&#8217;s just a waste of materials.</p>
<p>If you get low flow faucets and shower heads you will be able to get away with less pressure because each head is pulling less water from the pipe. As Brooklyn becomes greener and more water conscious these kinds of things are important considerations for a green contractor or green plumber. Clients will depend on us to think about this stuff.</p>
<p>Another consideration: what size heating and cooling do you need when the house is super insulated? Don&#8217;t let the non-green plumber snow ball you into the &#8220;correct&#8221; sized boiler. They are basing their calculations on &#8220;standard&#8221; houses with pathetic amounts of insulation. Ideally you have a green plumber who knows about this.</p>
