<p>Here’s the deal: around the corner from  lies the heavily polluted Gowanus Canal. The industrial landscape of this former tidal creek is surreal in its bleakness – but to us it offers the exciting possibility of a rock bottom wasteland that has nowhere to go but up.</p>
<p>Kate Orff gave this inspiring TED talk on her vision to restore the Gowanus Canal (highly recommended). The idea is that most of the canal pollution can be filtered by growing oysters. Simply put, they get a food source, and we get clean water. And oysters. Maybe. Later. A lot later.</p>

<p>Great idea. Why wait? What does a bucket of oysters costs anyway? Why not buy them, chuck them in the canal and see what happens.</p>
<p>We call it Guerrilla Remediation.</p>
<p>We see no need to sit and wait for someone else to fix the Canal. It&#8217;s our community and we don&#8217;t need billions of dollars and a doctorate degree for permission.</p>
<p>So join us!</p>
<p>Send a check and we&#8217;ll take care of the rest. We&#8217;ll buy the oyster spawn and propagate them (that&#8217;s fancy for &#8220;throw oysters in canal&#8221;). There is no overhead so your donation will be used to directly purchase seed oysters.</p>
<p>We&#8217;ll take photos and film it so you know we aren&#8217;t spending your money on beer. You can even come and do it with us.</p>

<p>Planted with all native species, the garden is thriving and teeming with life. Honey bees have been spotted coming down from the roof to visit the new garden. The butterflies flutter from garden to garden and take their time to enjoy some nectar before moving on.  Other beneficial insects, including some ichneumon wasps, have also been spotted buzzing around the garden. They help to keep the detrimental invasive species of insects at bay.</p>
<p>A small pond and meandering stream also occupy the site giving it a place for birds to bathe, fish to swim and the relaxing, harmonious sound of moving water that completes the desired effect of being in a natural setting.</p>

<p>Green design is a broad term. In an attempt to narrow it down, we are looking at how green design and “universal design” or lifespan design are linked. First of all, you’re probably wondering what universal design means. Here are the seven principles that define universal design, according to North Carolina State University (check out the link here <a href="http://www.ncsu.edu/project/design-projects/udi/">http://www.ncsu.edu/project/design-projects/udi/</a>):</p>
<p>1. Equitable use<br />
2. Flexibility use<br />
3. Simple and intuitive use<br />
4. Compatible and perceptible information<br />
5. Minimal hazards<br />
6. Minimal physical effort required<br />
7. Size and space appropriate for use</p>
<p>But how are these related to green design? Focusing on numbers 1, 2, and 7 will show how green design and universal design are similar. Being sustainable and “green” are all about sharing, being resourceful, and generally creating a solution that can be sustained through changes that may come in the future. According to adaptiveenvironments.org “Green design focuses on environmental sustainability, Universal Design on social sustainability”. However, I think that both environmental and social sustainability are two sides of the same thing – sustainability overall. Sustainability calls for fair outcomes, both for people and the environment. Universal design calls for a sustainable space that can be continually and easily used by people for changing purposes. At the heart of green design is sustainability – using recycled materials, and installing green roofs are all steps towards an overarching goal of conserving resources for the future.</p>
<p>Universal design is about using your existing space for different things. For example, a couple moves into a small house. Then they have two children, but instead of moving into a larger house, they adapt their space to accommodate their children – building an extra room within a larger room, or adding one on. They can also child proof their house with simple amenities such as adjustable counters, or by adding carpets. Basically, both green design and universal design are about using what you have and working with it.</p>

								</div><p>When doing an eco renovation of a brownstone there are two key factors: maximizing space and maximizing light. A New York brownstone floor is not the largest of spaces so one way to expand the space is to add a deck off the parlor floor.</p>
<p>But this creates a problem with the other important element of a brownstone: light. New York brownstone ground floors can be very dark and putting a deck above it cuts the already meager light even more.</p>
<p>The solution? If you are a New York green contractor you salvage sheets of tempered glass and create a glass deck!</p>
<p>This adds space without sacrificing light. We increased the light by making the railing out of thin cable so as not to obstruct the view and light. By DOB code we had to make the frame out of metal but we added salvaged wood beams where allowed.</p>
<p>You&#8217;ll notice that the view from below the deck is bright and clear. The other important element of this is that during the winter we don&#8217;t obstruct the heat coming from the sun. This will reduce the heating bill on the lower floor.</p>

<p>USGBC countered his claims by publishing study of their own that showed superior energy savings of LEED buildings, but this study was later proved to be false.</p>

It claims to have motion sensor lights that turn off when rooms are empty but as you can see the building is lit up late at night when people are not in the offices.</p></div>

<p>The judge dismissed the suit against USGBC not based on Giffords claims about energy efficiency, however. The judge simply said that the energy efficiency claims don&#8217;t do enough harm.</p>
<p>Bottom line, LEED is better than nothing but that isn&#8217;t saying much. I would do LEED if there was money in the advertising budget because a LEED certified building can fetch higher rents and sale prices.</p>
<p>But if you are a genuine NY green contractor you are going to build to much higher standards than LEED anyway, so why take money away from the construction budget to get it LEED certified? For a plaque? Better to use that money on more solar panels or something.</p>

								</div><p>Eco Brooklyn&#8217;s business model is to salvage as much as possible. We believe this is the true definition of a NY green contractor in a city with such abundant and high quality trash. We recently salvaged what we thought was marble. We cut it down to make all the bathroom and kitchen counters for the Brooklyn Green Show House.</p>
<p>But it turns out it is not marble but <a href="http://crystalstone.us/" target="_blank">Crystal Stone</a>, a human made product from waste glass, marble and other rocks. For us this is a double win: salvaged material that is recycled.</p>
<p>We discovered that it was Crystal Stone the hard way: after breaking several masonry bits. This stuff is HARD!</p>
<p>We should have suspected it wasn&#8217;t marble after leaving it outside in the rain and sun for a year. It didn&#8217;t stain or fade at all.</p>

								</div><p>As a New York green contractor the truth is that our work is very much about things not in NY. Each time we salvage wood from a dumpster we aren&#8217;t saving a NY tree. We are saving a Canadian of Brazilian tree. As a company we may be acting locally but our vision is very global.</p>
<p>New York is the most altered place on earth by humans. It is a lost cause in terms of finding a more equal balance between humans and the other animals and plants of the world. It is not possible for the rest of the world, or even the rest of the world cities for that mater, to live like NY. </p>
<p>New York feeds off and depends on the vast areas of uninhabited land in the world for its survival. Everything from our exotic face creams to our millions of feet of electric cable is a drain on some part of the world, in some cases a very tragic one.</p>
<p>And as other cities grow New York becomes more and more an example of our salvation or our destruction. If we can find a sustainable way of living in NY, which means understanding and managing our impact on the rest of the world, then that is a great step forward.</p>
<p>So far our New York life style comes with a price, a price that a lot of people pay with their lives. These people either die trying to support our life style, as with the millions of people working long hours for little pay to provide us with cheap products, or they die trying to stop the destruction our lifestyle imposes on other places, as in the case of the countless human rights, environmental and political activists who are murdered because they got in the way of our endless demand for more products.</p>
<p>So far the overwhelming decision by New Yorkers is that the price these people paid is worth it for us. Lets be honest. We decided this by not deciding anything. Right now New York city is where thousands of trucks bring valuables into the city each day and thousands of trucks leave the city carrying our garbage. We are a massive consuming machine with huge amounts of waste.</p>
<p>The value we create is mostly intellectual and abstract, in the form of the finance, intellectual property and other such esoteric activities. Maybe that value balances our the tonnes of raw materials we consume, both in food, supplies and building materials. </p>
<p>I am not sure. I am focused on reducing our consumption in the building industry to nothing or near nothing levels. As far as I&#8217;m concerned you pick a topic and do your best to make that part of the world a better place. Anything more and you get overwhelmed and either give up or get angry, the ultimate giving up being suicide and the ultimate anger being murder, neither of which are very productive in the long term.</p>

								</div><p>Eco Brooklyn is a Design/Build firm specializing NY brownstone renovations but our design aesthetic and process is very different from other firms. The reason for this is almost completely due to our sourcing.</p>
<p>Your typical firm will design something and then build it, sourcing whatever materials are best suited to achieve the form and aesthetic they and the client envisioned. First they have the vision and then they procure the materials to fulfill that vision.</p>
<p>But with Eco Brooklyn it is almost the exact opposite. The main reason for this is that we work almost 100% with salvaged materials and we can&#8217;t control when we get that stuff. So we get it when we can and store it. </p>
<p>When a client comes to us we build from what we have. We don&#8217;t go to the local store and source our materials. </p>
<p>This means FIRST we have the materials and our challenge is to create a vision around them.</p>
<p>For example, last month we had to build a deck. We had pieces of 4&#215;8 tempered glass. We didn&#8217;t have any salvaged decking materials. So we built a glass deck with metal and salvaged wood support beams. Unfortunately we couldn&#8217;t do all salvaged wood due to DOB fire code, but we did as much wood as legally allowed.</p>
<p>I think this is an ecological attitude that harks back to an older building style of only building with locally sourced materials. Locally sourced as within a couple block radius!</p>
<p>As in when in Alaska, build Igloos. But today you have buildings in Alaska built out of tropical hardwoods, the result of some person&#8217;s arrogant belief that they can control nature however they want. </p>
<p>But for Eco Brooklyn the act of sourcing locally is an acknowledgement that we aren&#8217;t the rulers of the universe but rather custodians of nature. </p>
<p>This process of doing things very much effects the aesthetics of what we build.</p>
<p>The other level to this is the actual raw materials of Eco Brooklyn&#8217;s green building. Our aesthetic is very much controlled by, one, the fact that our materials are salvaged and thus often worn, and two, our aesthetic is controlled by what we typically salvage, which tends to be a lot of wood, and old growth wood at that. </p>
<p>Old wood is a very specific look that fits within definite styles.</p>
<p>Unless we salvage some high end modern materials, we will never be able to build high end modern. We get most of our materials out of 100 year old brownstones. Once you sand down that 100 year old beam and oil it you can contrast it with some white walls and it definitely looks very modern, but ultimately it is always going to be a rough log.</p>
<p>This is a very interesting point to me because it basically says that certain looks can never be green. You&#8217;ll often see &#8220;green&#8221; buildings in say Architectural Digest with all straight lines, metal and glass. It is not possible to get that look without tearing apart mountains for metal and consuming massive amounts of fuel to form it. Same for the glass making.</p>
<p>High end modern can&#8217;t ever be as green as whatever our style is. I don&#8217;t know what style &#8220;salvaged old beams&#8221; would fall in to. </p>
<p>This is about form defining the aesthetics as opposed to aesthetics defining form.</p>
<p>The main thing I care about is turning NY green. This aesthetic element is an interesting effect of that.</p>

								</div><p>I just read the book &#8220;<a href="http://www.amazon.com/Natural-System-House-Design-Architects/dp/0070717362" target="_blank">A Natural System of House Design, An Architect&#8217;s Way</a>&#8221; by Charles Woods. I was interested in it from Wood&#8217;s involvement with <a href="http://ecobrooklyn.com/?s=Malcolm+Wells&amp;x=0&amp;y=0" target="_blank">Malcolm Wells</a>, a great natural architect and the pioneer of earth covered building.</p>
<p>Before I start my review I need to make clear that I see Woods as a fellow green builder and any critique I have is as one colleague to another. He is clearly an ally in my path of making the world a greener and healthier place.</p>
<p>In his book Woods sees himself more practical architect than Wells who has very strong but sometimes impractical views about ecology and how natural homes should be built. Woods says that Wells is, &#8220;stricter on this than I am. But I think I have come up with a reasonable compromise.&#8221;</p>
<p>And it shows in his architecture, which tends to be a lot more conventional from a systems point of view. I&#8217;m not talking visually but in terms of the materials specified (or more often not specified), the discussion of (or lack of) green systems like solar panels, gray water, composting, material recycling etc. and how they integrate into his designs.</p>
<p><strong>Earthship</strong></p>
<p>At one point he calls one of his house designs an Earthship and makes mention of another &#8220;environmental architect&#8221; who also calls his work an <a href="http://ecobrooklyn.com/?s=Earthship&amp;x=18&amp;y=6" target="_blank">Earthship</a>.</p>

<p>Woods writes,</p>
<blockquote><p>&#8220;my houses have been looking more and more like ships of sorts. Why? Well&#8230;our houses really are like ships if you think about it. They do travel &#8211; not through sea or air, but through time and space.&#8221; But this shows Woods complete lack of understanding of an earthship.</p></blockquote>
<p>The other architect is Michael Reynolds, a true natural builder and revolutionary thinker. To compare Reynold&#8217;s Earthships to his own work shows how ignorant Woods is of what defines an Earthship or a natural home. As an architect, and in my opinion like most architects, Woods is primarilly concerned with the visual aspect.</p>
<p>Throughout the book Woods is concerned with his &#8220;signature style&#8221; of design. For me this lacks the vision of what true green building is about. Yes green building can have a signature look. But green building is an acknowledgement of systems, the interconection of them and the impact they have on the planet.</p>
<p>If you look at Reynolds&#8217; work it definitely has a very powerful style that is unmistakably &#8221;Reynolds&#8221; or &#8220;Earthship&#8221; but that is not what makes an Earthship.</p>

<p>An earthship can look however you want. The true definition of an Earthship is that it is made from local natural materials that have the lowest embodied energy possible and that it is off the grid in terms of gas, electricity, water and sewer. And in terms of food production to a large part too.</p>

<p>It is entirely defined by its systems and how they impact the environment. It has nothing to do with how it looks. In fact I wish the Earthships did have more great designers involved since they usually all look the same &#8211; they have a DIY weekender look. Which is of course because most of them <strong>are </strong>DIY buildings by the owners. And that is the genius of an Earthship. But that is another topic.</p>
<p><strong>Woods Design</strong></p>
<p>In terms of Woods book I enjoyed looking at the pretty drawings of houses. They are mostly rendered by the extremely talented Malcolm Wells. And when you combine Woods immaculate aesthetic you get some trully striking designs.</p>

<p><strong>Frank Loyd Wright Influence</strong></p>
<p>Woods is completely overwhelmed by Frank Loyd Wright&#8217;s style which isn&#8217;t a bad thing. The houses look beautiful. They are works of art even if they aren&#8217;t original. We would all benefit from a house designed by Woods.</p>
<p>But despite him saying that students of Wright &#8220;became little clones&#8221; and that Woods is &#8220;still overwhelmed, awed, and humbled&#8221; by Wright&#8217;s designs, Woods sees himself as having his own style unique from Wright. I see small differences in Woods&#8217; work but overall they look like Wright designs to my untrained eye.</p>

<p>Note: I am about to go on a long rant. And it may possibly be hard to follow &#8211; not because I am dealing with things above your head but because I don&#8217;t think I articulated it very well. Hopefully you can hang in there and not get too bored because it really is important stuff!</p>
<p><strong>Architect as God</strong></p>
<p>I had a hard time getting through Woods self importance. He constantly threw himself next to the great architects like Corbusier and Wright. As a teenager he says he was a &#8220;little prodigy.&#8221; Towards the end of the book he wraps up his perspective by quoting Ayn Rand&#8217;s fictional Architect and epitome of arrogance, Howard Roark from her book the Fountainhead, &#8220;I don&#8217;t build in order to have clients &#8211; I have clients in order to build.&#8221;</p>
<p><strong>Green Builder Defined</strong></p>
<p>I am a green builder. And as such have thought long and hard what my reason for building is. I have concluded that green building puts nature first. Period.</p>
<p>So anyone, including fellow green builders like Woods, who has an agenda other than putting the wellbeing of the planet first is not benefiting the planet (and thus humans as part of it) to their full potential and not technically fully a green builder in my eyes.</p>
<p>They may be a great builder and a wonderful human being. But I think it is important to own the definition of green builder. Hell, Woods doesn&#8217;t even call himself a green builder. He says he is a natural builder. But I think he would call himself a green builder too.</p>
<p>Woods&#8217; attitude as an &#8220;Artist/Architect&#8221; with a capital &#8220;A&#8221; hampers his ability to be a true green builder. As long as his vision is more important than anything else the vision of the planet will always come second to him.</p>
<p>The Howard Roarks of this world with their purity of self expression and their laser sharp personal vision are isolated from the wholeness of the universe, in fact that may be their genius. Or you could argue they are taping into the greater universal energy.</p>
<p>Either way they are separating themselves from their earthly environment. As long as an Architect or Artist insists that &#8220;<span style="text-decoration: underline;">everything</span> filter through <span style="text-decoration: underline;">my</span> mind&#8221; first (as Woods puts it) before it becomes reality then they are claiming that they are the only and ultimate authority.</p>
<p>But no person is an island, regardless of your divine talent.</p>
<p>Although I suppose to us lesser mortals it is inspirational that these Artist/Architects have this talent, and I suppose like the pre-Martin Luther priests we know who to turn to if we want a conduit of Godly creation.</p>
<p><strong>Me as Artiste</strong></p>
<p>But as a person who was one of these Artists for over a decade, who lived and breathed the Roark inside me (I read the Fountainhead like a bible twice), who created great works of art that only my soul could create, I understand what it means to be driven by an inner truth.</p>
<p>It is an intoxicating state of mind. Your soul&#8217;s voice is the only voice you hear. You guard it like a precious jewel from the vulgar baseness of the world that is constantly trying to pull you into mediocrity.</p>
<p>And in so doing you separate yourself further and further from the world. You are a single shining light who gets it power from its own solitary divine source. And there is nothing wrong with this. Some of the greatest accomplishments in the world by humans came from this attitude.</p>
<p>But then things changed for me. I realized that the world needed me and that my actions, no matter how pure and honorable, were not helping the planet. I heard the planet&#8217;s SOS call and it pulled me to look outwards instead of always inwards.</p>
<p>Note: You are about half way through the rant. Congratulations and keep going!</p>
<p><strong>Sebastian Bach Inspired</strong></p>
<p>This is when I flipped from aspiring to be Mozart and started aspiring to be Bach.</p>
<p>Mozart was a Roark who like Woods could only create from their inner voice. As Woods says (arrogantly?), &#8220;I don&#8217;t think it is a matter of arrogance &#8211; it&#8217;s the only way I know how to work.&#8221;</p>
<p>But Bach was a lowly draftsman with a large family to feed. He was on meager salary by the church to churn out show tunes each week for the sermon, no more glorious or divinely inspired than the underpaid mason who built the beautiful cathedrals. Bach was a humble employee with a boss and a weekly deadline.</p>
<p>In his time nobody proclaimed him a genius. He was just the guy who helped put the weekly sermon together. Now I don&#8217;t know what Bach&#8217;s reason for being was. It is not important since it is speculation for me. I know little about the man. I&#8217;m just using him as a metaphor. To make my point I am going to make up his purpose and say that he wrote for others &#8211; for his boss, to feed his family.</p>
<p>And I think that is what a green builder does. They are servants to the planet. Their creative genius comes second to their devotion to improving the planet. I would actually say that <em>is </em>their creative genius but it is a selfless one.</p>
<p>I&#8217;m not saying the Artiste isn&#8217;t selfless. I would have died for my art. Nothing was more important than creation. My friends, myself, my family, the world, it all came second to my creative purpose. I sacrificed it all for the art. My point here is that the health of the planet was very low on my list of priorities.</p>
<p>Also, some people who don&#8217;t have the holistic vision of  the universe &#8211; that we are all connected &#8211; would see this servant attitude of putting other things before personal creativity as failure.</p>
<p>For example you see it portrayed in the film <em>Barton Fink</em>, where a writer strugles with these very issues of inner vision vs. worldly corruption of that vision.</p>
<p>There is a scene in the movie when Fink the idealistic writer is explaining to the life hardened producer about wanting to write “something beautiful” with the screenplay. The producer, Lipnik, lays him out with the &#8220;hard truth&#8221;:</p>
<blockquote><p>“You think the whole world revolves around whatever rattles inside that little kike head of yours? You think you’re the only writer that can give me that ‘Barton Fink’ feeling? I’ve got a HUNDRED writers that can give me that ‘Barton Fink’ feeling!”</p></blockquote>
<p>But if you understand that we are all connected, that the flap of a butterfly does create storms on the other side of the planet, then you know that the most self preserving, self satisfying thing to do is to serve the whole with an understanding that you are not separate from it.</p>
<p>And even more importantly you can see that serving the whole and following your inner soul is one and the same.</p>
<p>There is no choice between one or the other. We are always doing both. The important thing, though, and this in my mind is really, really, important, is to understand you can&#8217;t do one without the other. To truly know it &#8211; and this can be a life long realization. It is the basis of most religions and how many enlightened people do you know? For most people becoming one with the universe is an elusive experience we may never have.</p>
<p>But just because you can&#8217;t see it doesn&#8217;t mean it isn&#8217;t there.</p>
<p>This was the source of Fink&#8217;s struggle and the producers hardness. They could not see the wholeness of the universe. They thought that self creation was separate from universal unity. And likewise does Woods and Roark.</p>
<p>Perhaps that view is their contribution to the world &#8211; their inability to see the whole? &#8220;It&#8217;s the only way I know how to work&#8221; as Woods says.</p>
<p>But I don&#8217;t think so. Regardless of our talents, we all have something to contribute in the grand scheme of things. From a universal point of view the mail carrier and the Mozart are all crucial. And to know that is to know we are all connected.</p>
<p><strong>Focus On Our Connections</strong></p>
<p>So the trick for me is not to worry about my talents but to focus on my connections &#8211; to the planet, my family, my neighbors, the air I breathe and the food I eat.</p>
<p>And to serve. It almost doesn&#8217;t matter what &#8211; Serve my family, my clients, my workers. Ultimately I hope it all goes to serving the planet and the universe. Ultimately I hope, in my limited understanding of how things work, that through serving I am served. Because an interconnected web always comes back to itself.</p>
<p>But as a green builder I serve first and foremost nature, with the understanding that both the oceans and my tap water, the Savannah of Africa and my close family are all part of the nature I serve.</p>
<p>I set out each day with this intention and over the course of a million decisions each day the question is always &#8211; which choice serves nature best?</p>
<p>Does this mean I piss my girlfriend off? My neighbors? Myself? Yes. Unfortunately. Regrettably. Embarrassingly.</p>
<p>My acts don&#8217;t always harmoniously balance the universal whole with loading the dishwasher in time. I tend to err in favor of some universal planetary savior thing, which ironically is due to me being self centered and forgetting that loading the dishwasher is just as much a part of the whole.</p>
<p>But my life is not over and I hope that as I mature I will improve the balance between immediately local needs like mortgages and more esoteric needs like saving rain forests I have never visited. Both are important.</p>
<p>Note: Congratulations you managed to wade through the entire rant. Now if you could comment below and tell me what I was trying to say that would be great because I lost myself about half way through. But I know it is important and would love for somebody to explain it to me.</p>
<p><strong>Module System</strong></p>
<p>Back to the book. Woods&#8217; main point in the book is the connection between geometry and earth, and that nature is inherently geometric. He thus presents the <strong>Module System.</strong></p>
<p><strong>The module system is very simple: always design in measurements of 4 feet.</strong></p>
<p>A room should be 12&#8242;x20&#8242; and never 9&#8242;x23&#8242;. Always use increments of 4&#8242;. You can go smaller. A closet can be 2&#8242;x6&#8242;. But never 2.5&#8242;x5&#8242;. Like wise a house can be 32&#8242; high but not 33&#8242;.</p>

<p>The reason for this, and I agree entirely, is that the module system forces the home to be inwardly symmetrical. Like our body, a seashell, a leaf, the house retains an inner harmony where all the parts resonate on the same linear language.</p>

<p>I think his choice of 4&#8242; as the module foundation is a little random. I don&#8217;t know enough about nature&#8217;s measurements or sacred geometry to know if 4&#8242; is any better than say 3&#8242;. Maybe we should be building along the Golden Triangle?</p>

<p>But either way if you stick to a modular foundation, and 4&#8242; makes a lot of sense in today&#8217;s building since things are often in segments of 4&#8242; &#8211; the 4&#8242;x8&#8242; plywood for example &#8211; then you create an inner harmony. The 4&#8242; foundation is also a hell of a lot easier than some of the more complex sacred geometry ratios.</p>

<p>Like a dew drop that holds itself together, the house will also hold itself together. There is an inner tension that holds all parts tegother. Without it the dew drop falls apart and becomes chaos. Without an innner harmony in a house it starts to look like a bunch of sticks and stones randomnly thrown together and it is painful to live in.</p>
<p>This modular system is both simple and genius and everything in the world should be built using a foundation grid.</p>

What sparked the interest is a recent screw up by the DOB where they gave me a permit to build a storage room in my front yard and then revoked it.</p>
<p>Before we delve into that lets give this a little perspective. To buy the house the bank wanted 30% down, an amazingly high percentage for the time, but we had our mortgage broker line up refinance papers to pull money out again, and we closed on the house.</p>
<p>With plans to have the home equity line of credit we proceeded on our merry way to deconstruct the house which was in really bad shape. Some floors were completely rotted from termites.</p>
<p>And then the banks started to collapse. Our broker company went our of business and with it our hopes of refinancing. Nobody would give us a construction loan.</p>
<p>We were sitting on a very expensive monthly mortgage with a gutted house and little money to rebuild it. Despite being in construction since I was twelve I hadn&#8217;t planned on doing the renovation myself. I figured I could make more money as a real estate broker and pay another contractor to do the renovation.</p>
<p>But real estate was clearly on its way to more mellow territory. And besides I had no money to pay a contractor. But the main reason was I realized no contractor could do what I wanted.</p>
<p>So I scraped some money together with my girlfriend and started out with a tool belt.</p>
<p>At first I just wanted to build a green house for my family. I didn&#8217;t plan on having a company. But to do the renovation I needed insurance and a company to pull permits. So I formed a little company to deal with the legal requirements. I called it Eco Brooklyn.</p>
<p>For financial reasons but more for ecological reasons I built by strict green standards, most notably salvaging absolutely everything possible. As we progressed friends and visitors pointed out that the house was being built like no other they had seen.</p>
<p>I didn&#8217;t have anything to compare it to since my experience in building was not in NY. But it seemed that the job didn&#8217;t have the huge waste and ecological carelessness that some brownstone renovations have. To me it just seemed like a good way to build.</p>
<p>So I decided to share what I was doing. Thus was born the Eco Brooklyn Green Show House.</p>
<p>And people started to notice. They asked me to build their homes. Thus was born the contracting company Eco Brooklyn that actually did jobs for New York clients.</p>
<p>At first this was all very fun. And keep in mind things were happening really quickly. We weren&#8217;t a year into renovation and I was being asked to renovate other peoples&#8217; brownstones.</p>
<p>Eco Brooklyn grew really quickly. After two years we had five brownstone gut renovations going at once.</p>
<p>I have a talent for alternative thinking and seeing things from a global ecological perspective. I inspired clients with a grant green brownstone vision that was connected to the ecological web of Brooklyn and beyond. And it was genuine. I wasn&#8217;t really looking for the work. I was simply super excited to turn Brooklyn green. Still am.</p>
<p>But the problem was that I didn&#8217;t have the company framework of a mature contracting company. I didn&#8217;t have the management in place, nor the skilled green builders to turn the vision into reality. So despite the grandeur Eco Brooklyn sometimes fell short on simple good business practices like meeting deadlines and quality control.</p>
<p>I learned the hard way that it sometimes doesn&#8217;t matter if you love the planet if you can&#8217;t balance your check book (Capitalists should never use that logic to justify their callous acts of ecological neglect though. Notice I said &#8220;sometimes&#8221;. A lot of times it is much more important that you love the planet regardless of your check book balancing). In this case though it was clear that if we can&#8217;t run the business we can&#8217;t turn Brooklyn green. So we had a problem.</p>
<p>Things got less fun. The company lost money on some jobs, we got some unhappy clients and my own house got less attention. It was the cobbler&#8217;s children going barefoot syndrome, only in this case the green contractor&#8217;s children slept in rooms where the clay walls were not done.</p>
<p>Things started to drag on and it took me almost a year to correct the bad jobs, get good management and get us back on track as the great green contracting company we aspire to be.</p>
<p>Meanwhile the neighbors on 2nd street are only barely tolerating the constant construction site and its &#8220;garbage&#8221;. One of the things about green building and salvaged materials is that the &#8220;materials&#8221; are well, salvaged, aka somebody else&#8217;s garbage. So Eco Brooklyn&#8217;s job sites often get accused of being full of garbage, which is true technically but not true practically since that garbage gets turned into beautiful and ecological brownstones while lightening the load on landfills and new material demand.</p>
<p>Despite all that my neighbors have been very tolerant given the condition and time it is taking. To my face at least.</p>
<p>Fast forward to a couple months ago. Things were going a lot better with our clients. Apart from some jobs we took on when we weren&#8217;t organized, our new jobs were running smoothly. We were finally able to run a tight ship and stay true to our strict ecological mission of turning Brooklyn green.</p>
<p>I got some money and decided to do the final push on the green show house. I needed some space and decided to apply for a permit to build a storage room in my front yard.</p>
<p>As a green builder  I do things like gray water, composting toilets, green roofs etc, and this means we are constantly pushing the limits of existing construction comfort zones with the DOB. To say the DOB inspectors raise their eyebrows when they visit our sites is understating it. And because of this we need to be squeaky clean. We need to do everything above board with permits and to code. This is especially true if it is to be a green show house for everyone to see.</p>
<p>All this on top of the fact that a green building company by its very existence strives to do good in the world.</p>
<p>So when I applied for a permit to do the front storage room and got it I presumed I was ok (I wasn&#8217;t a veteran of DOB illogic yet). So I proceeded to dig. I didn&#8217;t hide anything from the neighbors. I invited them to come take a look at what was a pretty interesting project. Using my green roof techniques I had visions of people with beautiful front yards and lots of storage space underneath. It seemed like a very good idea.</p>
<p>Looking back the biggest mistake I made was trusting people to be as good willed as I was. One day an inspector showed up. At first he was apologetic. He said he only had to do it because somebody on the block called 311 and filed a complaint. He didn&#8217;t go into details, just that somebody had called. Strange, I said, nobody has raised objections to me. He looked at our plans and our work quality and saw everything was ok. He admired our salvaged stone walls and left.</p>
<p>We continued on our merry way.</p>
<p>I was excited to use the excavation to explore greener ways of building. The earth was removed and used on another job site to make an earthen floor. The stones were used to make beautiful and strong supporting walls. Everything was aesthetically beautiful, salvaged and strong. The hole was to be covered up with a green roof of ecological plants. The only difference from other gardens was that the landscaping would be full of native plants that attract butterflies, hummingbirds and other wildlife.</p>
<p>Unfortunately whoever called on the block kept calling though. And a week later we were shut down for building on city property. The letter stated the DOB made a mistake and that my front yard was not mine.</p>
<p>One thing I have learned, if you make a mistake with the DOB you pay for it. If the DOB makes a mistake, you pay for it. So I was not happy to hear the news, especially since I was almost done!</p>
<p>What irks me the most is that whoever kept calling really had it in for me. They even said I was building an illegal green roof, which is completely false &#8211; it is legal and I built it a year and a half ago. Why somebody would spend so much time snitching on me and not speak to me directly is beyond me. They called five times and had an agenda beyond correcting the front yard. Why else would they try to slander the green roof?</p>
<p>It is very unsettling since everyone on the block is on good terms with me to my face. My neighbors to one side are vocally unhappy with my construction site but we say hello at least. They understand the situation and simply look forward to the work being done.</p>
<p>Is it them who called? Is it the guy across the street who sits on his stoop all the time and waves? Not it isn&#8217;t him. But it sure is frustrating to know it is somebody who smiles at me as I walk by.</p>
<p>I&#8217;m embarrassed enough by the ugliness and long standing construction site. Now every time I walk by a neighbor I wonder if it is them who sneakily is calling 311 and bad mouthing the job site behind my back. They had full legal right. It is not about that. It is about something that is more important to me.</p>
<p>The true irony of this is that I would have been done with the front yard in a week. I would have been able to clear the yard and plant it with beautiful native plants and trees. The storage room would not have been visible or a bother to anyone.</p>
<p>But now the front yard is stalled with blue tarps and piles of stone for possibly months. The DOB has asked me to put up an ugly fence which is going to annoy neighbors even more.</p>
<p>If I were to do it again I would not do a storage room. It is a stupid use of money. I would have dug out the lower duplex in the back yard. That way the dig out would be livable space instead of space for bicycles. I would be able to rent the lower duplex out for more and arguably the space would be better served.</p>
<p>I did the front dig thinking it would be quick, painless and relatively inexpensive. The storage for bikes and stuff would have been great. It was my little extravagance. My man cave (not that I know what a man cave is!). Now of course my girlfriend who is not pleased has suggested not so nicely that I go live in that @$#!! man cave.</p>
<p>I point out to her that it probably needs to be closed up never to be enjoyed again, which is a sick irony that just puts salt on a very expensive wound.</p>
<p>We await a hearing with the DOB. They have suggested I can approach the Department of Transportation and negotiate buying the land back. Maybe the DOT would allow me to build stairs to the cellar at the very least. But these are huge maybes and would take a long time, be costly and probably not work.</p>
<p>As for you dear 311 caller, whoever you are, have the courage to come see me and introduce yourself. At least we can have things in the open.</p>
